What's Included

NFPA 211 names the events that call for a Level 2: the sale or transfer of a home, a change of appliance or fuel, a chimney fire, and damage from an earthquake or storm. We run a camera through the full height of each flue, check the attic clearance and the roof, and write a report that separates findings from repair quotes. It is the inspection escrow and insurers most often ask for.

360° video camera scan of entire flue interior
Full inspection of accessible portions per NFPA 211
Required for real estate transactions - meets lender standards
Required after chimney fire, storm, or seismic event
Digital report with annotated video stills
Each Level 2 finding tied to its code section

The Occasions NFPA 211 Names for a Level 2

NFPA 211 does not leave the Level 2 to opinion. It names the occasions: when a property is sold or transferred, when the appliance or fuel changes, after an operating malfunction such as a chimney fire, and after an event likely to have damaged the chimney, such as an earthquake or a severe storm. A Level 2 also follows when a Level 1 turns up something it cannot resolve. In Sherman Oaks, the sale is the common trigger, and the earthquake is the one people forget. The 1994 Northridge earthquake cracked and toppled chimneys across the San Fernando Valley, and many that stayed standing had flue tiles shift out of line inside, where nobody could see. Some were repaired at the top and never checked below. A camera finds those offsets and cracks, which is why we suggest a Level 2 for any Valley chimney built before 1994 that has no record of a scan.

Changing the fireplace is the trigger that catches owners off guard. Adding a gas or wood insert, converting a wood fireplace to gas logs, or connecting a new stove to an old chimney all count as a change of appliance or fuel, and the standard asks for a Level 2 before the new unit runs. It makes sense: an insert puts different temperatures and gases into the flue than an open fire did, and the liner has to be sound and sized for that use. When we install an insert, the Level 2 is part of the job, and its findings set the liner specification. If you are buying a house in Sherman Oaks and plan to add an insert, order the Level 2 during escrow. One visit then answers both questions: what the chimney is like today, and what it needs for the unit you want.

What $330 Buys, and the Report You Get

The price is $330 whether the chimney is a single flue on a one-story ranch house with an attic hatch or a two-story stack in the hills running through a finished space with no access panel. The visit includes the full Level 1 scope, a camera run from the smoke chamber to the top of every flue, a look at the chimney where it passes through the attic and roof for clearance and water, and the exterior from the roof. We record the video and pull stills of anything that matters. If a flue is so glazed with creosote that the camera cannot read the tile, we will say so, and it may need sweeping first, which starts from $220.

For a home sale, the report is written so a buyer, a seller, both agents and any repair contractor can read it. It lists each flue, its liner type and condition, each defect with a photo and its depth from the top, clearances measured in the attic, and a plain line on use: safe, use after repair, or do not use. It does not hide a repair pitch inside the findings. Repairs come as a separate written quote, so a buyer can collect other bids against the same report. Sellers who order the Level 2 before listing often avoid a late renegotiation, because the chimney's condition is known and priced before offers arrive. Tell us your contingency deadline when you book, and we will plan the visit and the report around it.

Chimney Level 2 Inspection in Sherman Oaks

Sherman Oaks is part of the City of Los Angeles, so chimney permits here come from the Department of Building and Safety. Many ranch houses on the flats still carry the masonry chimney they were built with, and plenty of those were cracked in the 1994 Northridge earthquake and patched only at the top.

Chimney Level 2 Inspection in Burbank

Burbank runs its own building division, so chimney permits here are issued by the City of Burbank rather than Los Angeles. Many older bungalows still have unlined or clay-lined masonry chimneys, which is the first thing a Level 2 checks before an insert goes in.

Chimney Level 2 Inspection in Encino

Encino is a City of Los Angeles neighborhood, and its permits come from the Department of Building and Safety. Larger remodels here often add a second fireplace or an outdoor one, and each new gas appliance needs its own permit and inspection.

Chimney Level 2 Inspection in Studio City

Studio City sits inside the City of Los Angeles, so an insert, a rebuild or a new gas line is permitted through the Department of Building and Safety. Steep canyon lots mean many chimneys here rise two stories on the downhill side, which changes how a Level 2 is done and what a rebuild costs.

Chimney Level 2 Inspection in Woodland Hills

Woodland Hills is in the City of Los Angeles, so permits run through the Department of Building and Safety. Many houses from the 1970s have a metal factory-built fireplace, and those can only take an insert or gas logs if the label inside the firebox allows it.

Chimney Level 2 Inspection in West Hollywood

West Hollywood runs its own Building and Safety office, so a reline, a rebuild or a gas insert here is permitted by the city rather than by LADBS. Many homes are duplexes or small multi-unit buildings, and one chimney stack can carry flues for more than one unit. Our report notes which flue serves which unit, because an inspector will ask.
