What's Included

Masonry that has lost its mortar or cracked through after an earthquake no longer does its job. We repoint failed joints with a mortar matched to the original brick, replace spalled units, and rebuild cracked crowns with a drip edge. Where the damage reaches the structure, we say so plainly, because reinforcing and anchoring a chimney is permit work under the seismic rules, not a patch.

Why the Mortar Has to Be Weaker Than the Brick

Masonry repair has one rule that surprises people: new mortar should be softer than the brick around it. Mortar is meant to be the part that wears, so it can be ground out and replaced every few decades while the brick stays. When a chimney is repointed with a hard, cement-rich mix, the joints end up stronger than the brick, and the stress from heat, cold and settling goes into the brick faces instead, which crack and flake off. That damage, called spalling, is common on Valley chimneys repointed in a rush after the Northridge earthquake. So the first step on any masonry repair is matching the mortar to the brick in strength, color and makeup. Pre-war brick in the older parts of the Valley often calls for a softer, lime-rich mix, while post-war brick usually takes a standard Type N.

Repointing means grinding out failed joints to an even depth, usually about twice the joint's width, then packing new mortar in layers and tooling it to match the old profile. Cracked or spalled bricks are cut out and replaced with matching salvage or new brick. The crown on top, often the most damaged part, is rebuilt with a slope that sheds water and an overhang with a drip edge, so rain falls clear of the brick below. In most Valley cities, none of this needs a permit when it is like-for-like repair. If the inspection shows a chimney leaning, cracked through, or loose above the roofline, it is no longer a repair. It becomes a partial rebuild under permit, built to the seismic rules, and we tell you that before we quote anything.

Pricing Masonry Work Without Surprises

Masonry repair is quoted in writing after an inspection, because two chimneys that look alike from the street can need very different work. The quote breaks the job into parts: square feet of repointing, number of bricks, whether the crown is repaired or rebuilt, and what access gear the roof requires. Photos show each area. That lets you compare our scope with another contractor's line by line instead of guessing what one total covers. If the damage sits mostly at the top, a crown rebuild and a cap may solve the water problem for years at far less than full repointing. If the brick below the roofline is sound, we say so and leave it alone. The cheapest masonry repair is the one that does only what the chimney needs.

Timing and weather matter. Mortar cures best in mild weather, and fresh work should not face a hard rain or a Valley heat spike in its first days, so we schedule around both. In Sherman Oaks, spring and fall suit masonry best, and summer jobs start early in the morning. The fireplace can usually be used again once the mortar cures, and we give you that date. After repair, sound brick can take a vapor-permeable water repellent that keeps rain out while letting moisture escape. We advise against paint or film-forming sealers on chimneys, since they trap water in the brick. Every masonry job ends with photos of the finished work, which help when you sell, when an insurer asks about the chimney, or when the next inspector climbs the ladder.

Chimney Masonry Repair in Sherman Oaks

Sherman Oaks is part of the City of Los Angeles, so chimney permits here come from the Department of Building and Safety. Many ranch houses on the flats still carry the masonry chimney they were built with, and plenty of those were cracked in the 1994 Northridge earthquake and patched only at the top.

Chimney Masonry Repair in Burbank

Burbank runs its own building division, so chimney permits here are issued by the City of Burbank rather than Los Angeles. Many older bungalows still have unlined or clay-lined masonry chimneys, which is the first thing a Level 2 checks before an insert goes in.

Chimney Masonry Repair in Encino

Encino is a City of Los Angeles neighborhood, and its permits come from the Department of Building and Safety. Larger remodels here often add a second fireplace or an outdoor one, and each new gas appliance needs its own permit and inspection.

Chimney Masonry Repair in Studio City

Studio City sits inside the City of Los Angeles, so an insert, a rebuild or a new gas line is permitted through the Department of Building and Safety. Steep canyon lots mean many chimneys here rise two stories on the downhill side, which changes how a Level 2 is done and what a rebuild costs.

Chimney Masonry Repair in Woodland Hills

Woodland Hills is in the City of Los Angeles, so permits run through the Department of Building and Safety. Many houses from the 1970s have a metal factory-built fireplace, and those can only take an insert or gas logs if the label inside the firebox allows it.

Chimney Masonry Repair in West Hollywood

West Hollywood runs its own Building and Safety office, so a reline, a rebuild or a gas insert here is permitted by the city rather than by LADBS. Many homes are duplexes or small multi-unit buildings, and one chimney stack can carry flues for more than one unit. Our report notes which flue serves which unit, because an inspector will ask.
