What's Included

A chimney repair should fix the cause, not only the stain. We trace water and draft problems to the crown, the joints, the liner or the flashing, then quote each repair as its own line with the reason it matters. Some repairs, such as a new liner for a gas appliance, carry their own installation rules, and we follow them. Every finished repair is photographed for your house records.

Mortar joint repair and tuckpointing
Chimney crown repair and replacement
Flue liner repair and relining
Chimney crack repair and sealing
Smoke chamber repair and parging
Firebox repair and restoration

Repair, Reline or Rebuild: Where the Line Falls

Most chimney trouble in the San Fernando Valley falls into one of three buckets. The first is surface wear: a crown with hairline cracks, a few open mortar joints, rusted flashing, a cap that blew off in a wind event. Those are maintenance repairs, done like for like with matching materials. The second is the liner: cracked or offset flue tiles, a gap at the smoke chamber, or a liner the wrong size for a new appliance. NFPA 211 treats a damaged liner as a defect to be fixed before the fireplace is used again, and the fix is usually a stainless steel or cast-in-place liner rather than patching tile by tile. The third is structural: a chimney leaning away from the house, cracked through at the roofline, or loose above it, which in a seismic region means partial or full rebuilding. Knowing which bucket you are in sets the price, the timeline and whether the city gets involved.

In Sherman Oaks, Studio City, Encino and the rest of the City of Los Angeles, building permits come from the Department of Building and Safety, known as LADBS. Like-for-like repair of mortar, crowns and caps generally does not need one. Relining a chimney to serve a new appliance, rebuilding masonry or changing the structure above the roof usually does, and the city then inspects the work. Burbank, Glendale, Pasadena, Calabasas and West Hollywood each run their own building departments with their own forms and fees, and unincorporated Altadena goes through Los Angeles County. We check the requirement for your address before we quote, and the quote states plainly whether a permit is included. That matters later. Unpermitted structural chimney work tends to surface in a buyer's inspection or an insurance claim, and sorting it out after the fact costs more than doing it in order.

Water, the Defect Behind Most Repair Calls

Rain in Sherman Oaks arrives in a few heavy storms a year rather than steady drizzle, and that pattern hides chimney leaks. A crack in the crown can take on water for months without leaving a mark, then show up as a brown ring on the ceiling after the first big January storm. The code's answer to water is a set of details: a crown that sheds water away from the flue, flashing and counterflashing where the chimney meets the roof, a cricket on the high side of any chimney wider than 30 inches, and a cap over the flue. When we chase a leak, we check those in that order, from the top down, because the cheapest fix is often the cause. A cap at $165 to $670 can end a leak that looked like a masonry job from inside the house.

What we will not do is coat a failing chimney and call it repaired. Waterproofing products have a place, and on sound brick a vapor-permeable water repellent slows wear. On cracked mortar or a broken crown, a coating traps moisture inside the brick, and the next summer's heat and winter's rain work on it from within. Repairs that last are the plain ones: grinding out failed joints and repointing with a mortar softer than the brick, rebuilding a crown with a proper slope and drip edge, and replacing rusted flashing instead of tarring over it. Each of those is quoted in writing after we have seen the chimney, with photos of the cause, so you can compare our quote against anyone else's on the same scope. If the honest answer is that nothing needs doing yet, the quote says that.

Chimney Repair in Sherman Oaks

Sherman Oaks is part of the City of Los Angeles, so chimney permits here come from the Department of Building and Safety. Many ranch houses on the flats still carry the masonry chimney they were built with, and plenty of those were cracked in the 1994 Northridge earthquake and patched only at the top.

Chimney Repair in Burbank

Burbank runs its own building division, so chimney permits here are issued by the City of Burbank rather than Los Angeles. Many older bungalows still have unlined or clay-lined masonry chimneys, which is the first thing a Level 2 checks before an insert goes in.

Chimney Repair in Encino

Encino is a City of Los Angeles neighborhood, and its permits come from the Department of Building and Safety. Larger remodels here often add a second fireplace or an outdoor one, and each new gas appliance needs its own permit and inspection.

Chimney Repair in Studio City

Studio City sits inside the City of Los Angeles, so an insert, a rebuild or a new gas line is permitted through the Department of Building and Safety. Steep canyon lots mean many chimneys here rise two stories on the downhill side, which changes how a Level 2 is done and what a rebuild costs.

Chimney Repair in Woodland Hills

Woodland Hills is in the City of Los Angeles, so permits run through the Department of Building and Safety. Many houses from the 1970s have a metal factory-built fireplace, and those can only take an insert or gas logs if the label inside the firebox allows it.

Chimney Repair in West Hollywood

West Hollywood runs its own Building and Safety office, so a reline, a rebuild or a gas insert here is permitted by the city rather than by LADBS. Many homes are duplexes or small multi-unit buildings, and one chimney stack can carry flues for more than one unit. Our report notes which flue serves which unit, because an inspector will ask.
