What's Included
A cracked firebox or a hearth that is too shallow is a code problem as well as a looks problem. We replace firebrick and refractory panels, rebuild damper assemblies, and extend or rebuild hearths to the required depth. On factory-built fireplaces we use only parts the maker lists for that model, because a substitute part voids the listing. Each repair is quoted and photographed.
Materials the Fire Will Not Break Down
The firebox is the one part of a house built to sit in flame, and repairs there have to use materials made for it. Masonry fireboxes are lined with firebrick set in refractory mortar, a heat-rated product that ordinary mortar cannot stand in for. Regular mortar in a firebox crumbles within a season of fires and leaves gaps where heat reaches the brick behind. When we rebuild a back wall or repoint firebrick, we use refractory mortar and firebrick rated for the job, and we let the repair cure before the first fire. Hearths get the same care: a cracked or lifted hearth extension is replaced with noncombustible material across the full size the code requires, not patched at the visible spot. If a past remodel shortened the hearth, we explain the minimums and what extending it involves before quoting.
Dampers are the other frequent repair. A warped cast iron damper that will not close lets warm air out all winter, and one that will not open fully makes a fire smoke into the room. Some can be fixed with a new handle, spring or pivot. Many dampers in older Sherman Oaks ranch houses are rusted past that, and the better fix is a top-sealing damper mounted at the top of the flue, which can double as the cap when it carries the right spark arrestor screen. For a wood fire the damper has to be fully open whenever there is flame. For vented gas logs, the damper must be permanently fixed open with a clamp. We check which case applies before recommending a damper, because the wrong one fails an inspection.
Factory-Built Fireplaces: Repairs Inside the Listing
A factory-built fireplace is tested and listed as a complete system: firebox, panels, chimney pipe, cap and the clearances around them. That listing is what makes it legal to set into a wood-framed wall with small clearances. Repairs have to stay inside it, which means listed replacement panels from the maker, the maker's chimney sections and its own termination cap. Generic parts, or masonry mortar used to patch a metal firebox, break the listing, and an inspector or insurer can treat the unit as unlisted from that point on. So every factory-built repair starts with the rating plate: brand, model and serial number. When the maker is gone or the parts are, as happens with units from the 1970s and 1980s, the honest answer can be replacement, often with a gas insert or a new listed fireplace.
Fireplace repairs vary too much to price unseen, so each one is quoted in writing after an inspection, with the parts named and a photo of the problem attached. A damper fix or a few panels is a short job. Rebuilding a firebox back wall or replacing a full hearth extension takes longer and may touch the finished floor or surround. When a repair crosses into structural work or a new appliance, we tell you whether your city's building department needs a permit and include it in the quote. If the repair is small and the fireplace is otherwise sound, we say so, and nobody steers you toward an insert you did not ask about. If replacement is the better choice, a gas insert at $2,750 to $5,550 installed gives you a fixed figure to compare against.

CA
Fireplace Repair in Sherman Oaks
Sherman Oaks is part of the City of Los Angeles, so chimney permits here come from the Department of Building and Safety. Many ranch houses on the flats still carry the masonry chimney they were built with, and plenty of those were cracked in the 1994 Northridge earthquake and patched only at the top.

Fireplace Repair in Burbank
Burbank runs its own building division, so chimney permits here are issued by the City of Burbank rather than Los Angeles. Many older bungalows still have unlined or clay-lined masonry chimneys, which is the first thing a Level 2 checks before an insert goes in.

Fireplace Repair in Encino
Encino is a City of Los Angeles neighborhood, and its permits come from the Department of Building and Safety. Larger remodels here often add a second fireplace or an outdoor one, and each new gas appliance needs its own permit and inspection.

Fireplace Repair in Studio City
Studio City sits inside the City of Los Angeles, so an insert, a rebuild or a new gas line is permitted through the Department of Building and Safety. Steep canyon lots mean many chimneys here rise two stories on the downhill side, which changes how a Level 2 is done and what a rebuild costs.

Fireplace Repair in Woodland Hills
Woodland Hills is in the City of Los Angeles, so permits run through the Department of Building and Safety. Many houses from the 1970s have a metal factory-built fireplace, and those can only take an insert or gas logs if the label inside the firebox allows it.

Fireplace Repair in West Hollywood
West Hollywood runs its own Building and Safety office, so a reline, a rebuild or a gas insert here is permitted by the city rather than by LADBS. Many homes are duplexes or small multi-unit buildings, and one chimney stack can carry flues for more than one unit. Our report notes which flue serves which unit, because an inspector will ask.
